Olmos Park sits just north of downtown, west of Alamo Heights, on a map you can learn in an afternoon. Buyers come for oak-lined lots from the 1920s Thorman streets, Alamo Heights ISD once you confirm the address, and a small city that still has its own police and fire.

The mix is thin and wide. You will tour older houses that have been added onto with care, a couple of condominiums, and new construction where a family bought an older house, or two lots, and built something current. That new work is the upper end of this market: custom homes on streets that already have mature trees and a name.

McCullough is where the week happens: coffee, dinner at Sabor Cocinabar, errands you can do without leaving the enclave. Gaslights and solar replicas still mark Alameda Circle and the quieter corners.

Olmos Basin is the park next door. Broadway and downtown are a few minutes when you want a longer night. These streets stay residential. Alamo Heights sits east. Terrell Hills sits farther east.
