About this home

Crafted by noted architect Atlee B. Ayres, 228 W Mulberry is situated on a prominent corner lot in the Monte Vista Historic District of San Antonio. Originally built in 1917, this historic residence offers over 5,100 square feet of refined living space, where architectural integrity has been thoughtfully maintained alongside select modern updates. The home's floorplan is designed for both everyday living and entertaining, featuring generously scaled rooms, approximately 10-foot ceilings, and a seamless flow between interior and outdoor spaces. French doors open onto wraparound patios, creating multiple areas for gathering and extending the living experience outdoors. Upstairs balconies provide additional vantage points and outdoor access, further enhancing the home's design and functionality. Original architectural elements remain intact and are complemented by updates over time, offering a balance of historic character and modern livability. The property features a limestone exterior, mature trees, and multiple covered outdoor living areas, along with a detached two-story guest house of approximately 1,100 square feet. The guest house is permitted for short-term rental use; buyer to verify current city regulations, permitting, and any future compliance requirements. Located in a well-established central San Antonio neighborhood, the property offers convenient access to Downtown, the Pearl, the San Antonio Zoo, and San Antonio International Airport, as well as nearby dining and coffee destinations including Capparelli's on Main, Barbaro, La Fonda on Main, and Merit Coffee. Nearby schools shown in public real estate data include St. Anthony Catholic School, San Antonio Academy, and Keystone School; buyers should independently verify school options, attendance eligibility, and distances. This is a rare opportunity to own a property attributed to Atlee B. Ayres, combining architectural significance, flexible living space, and a sought-after Monte Vista location.
