Until recently, understanding new home energy efficiency with all of the different ratings systems has been a head scratcher to say the least. Whether  it is LEED, Energy Star, or a local rating system, they all weren’t easy to understand for the typical homeowner. Fortunately, HERS(Home Energy Rating System) has gained traction and solved that problem. They have entered into an agreement with 20 of the country’s largest homebuilders as well as a hundred local/regional builders to their homes rated with the HERS system. The system works for two reasons. First, the adoption by these builders covers the lion’s share of the market. Secondly, and maybe even more importantly, it is SIMPLE and very easy to understand. It allows the consumer to compare apples to apples scores between homes, much like you would when comparing MPG on a car.

Now you are thinking; great, I understand it, but how does it benefit me. The biggest benefit is the huge increase in new home energy efficiency, particularly here in San Antonio, where we are one of the leading cities for green building in the country. A new home today can be 35% more efficient than one that is just a couple of years old, let alone one that is 10, 20, 30 years old. The HERS system gives you an easy way to understand the savings. Every point increase  on the HERS scale that a home has, equates to roughly $30 per year in savings. Doesnt sound like much? Let’s add it up. You are looking at two homes, one with a HERS rating of 40, and one with a rating of 45. That’s a difference of 5 points, with a potential savings of $30 per point equals a savings of $150 per month. Now we’re getting somewhere. Carry it out even further, such as $150 per month over 30 years, and you are looking at a savings of $54,000! That’s a huge savings, and one that a consumer should certainly consider when purchasing a new home.
